Valuation
What your property is really worth
Start by placing your property in its village's market, with public figures. The real number is settled in person.
How we value
- 01
We listen
What you want from the sale, your timing, and what the house means. A property carries a weight that a spreadsheet does not see.
- 02
We come in person
Aspect, access, real condition, the immediate surroundings. None of that can be read from a desk, and all of it moves a price.
- 03
Four methods, not one
Comparison against the local market, capitalisation of rental potential, and two further approaches crossed with nearly sixty years of gulf data.
- 04
A written valuation
Reasoned, dated and handed over in person. Free and without obligation, including if you decide not to sell.
Frequently asked questions
Is the valuation really free?
Yes, and without obligation. We do not ask for a mandate in exchange, and the valuation is yours to keep if you decide not to sell.
Is the figure shown online a valuation of my property?
No, deliberately. It places a surface area within the average for houses, or for apartments, sold in your village in 2025, as published by DVF. Your property is not a median: two houses of identical size on the same street can sit a long way either side of that figure.
How is the figure calculated?
By cross-checking, never by a single formula. We run four calculation methods against one another, among them the comparative method, which takes in the specifics of the local market, and the capitalisation method, which starts from the property's rental potential. They draw on nearly sixty years of sales observed in the gulf and on our own analysis tools. Far from arbitrary, our valuations rest on a series of precise calculations.
How long does a valuation take?
The visit usually takes an hour. The written valuation follows within a few days, with the reasoning that supports it.
What if I do not want to sell yet?
Nothing. Many owners have a valuation done years before selling, or simply to know. We do not chase.
