These averages are computed directly from the deeds of sale published by the French tax authority, not from algorithmic estimates. The trend is upward over five years and it is happening on a falling number of transactions, the signature of a scarcity market. An average follows the largest sales of the year: of the twenty-five houses sold in 2025, a handful account for the gap against 2024.

Close to five thousand visits for every resident. The village counts 3,582 permanent residents at the 2023 census, down almost 20% since 2012, while the commune recorded 17.7 million visitors in 2024 alone, a measure of footfall rather than unique visitors. Between the two sits a housing stock more than two thirds of which is lived in only part of the year. That is where the market's scarcity comes from, and why a well-placed village house never stays available for long.

The port

The old port remains the village's centre of gravity: it takes vessels under fifty metres, the Estienne d'Orves mole up to seventy-five. Proximity to a berth genuinely bears on the value of an address.

Any change to the appearance of the place requires prior authorisation, after the opinion of the Architecte des Bâtiments de France: an extension, a pool, often a simple façade.

Pampelonne and its beaches

Pampelonne beach, in the neighbouring commune of Ramatuelle, is governed by a development plan that reduced the occupiable share of the shoreline and required demountable structures.

Getting here

Toulon-Hyères airport is 49 km away, Nice Côte d'Azur 91 km, and the Saint-Tropez–La Môle aerodrome 15 km. By rail, the stations at Toulon, Les Arcs-sur-Argens and Saint-Raphaël serve the gulf.

Helicopters connect Nice and Toulon airports to the Grimaud heliport. By sea, the Bateaux Verts shuttles reach Sainte-Maxime, Port-Grimaud and Les Issambres, often the fastest way in during August, when the coast road is saturated.

Our history

A global network, a local soul.

Tardieu Immobilier was founded in Saint-Tropez in 1967, when the village was still a fishing port the world had only just begun to look at. The agency has not changed its address, its territory, or its family.

It is usually assumed that carrying an international clientele takes a large group. Ours was woven here instead, one transaction at a time, over nearly sixty years: it now spans three generations of buyers. Our clients get a dual expertise from it: an intimate knowledge of the gulf, and access to that network.

In 2025 the average stands at €31,951 per m² for a house and €15,768 for an apartment, computed from the deeds of sale published by the French tax authority (DVF). Houses have risen roughly 75% since 2021, on twenty-five sales only: an average follows the largest of them. These figures probably understate the prime market, as company share transfers are not counted.

Prices are rising while volumes fall: 202 sales in 2025 against 315 in 2022, a 36% decline, while the average price per m² kept climbing. This is a scarcity market, where the number of genuinely available properties matters more than the transaction rate.
